STATEMENT OF RENTAL POLICY 

Equal Housing: Management practices Equal Housing and does not discriminate on the basis of race, color, creed, religion, national origin, sex, marital status, status with regarding to public assistance, disability, sexual orientation and familial status.

Availability: Based on availability of specific apartments or units.

Waiting List: Applicant must come in and fill out complete rental application and pay applicable application fee(s). Applicant will be notified when availability arises. All applications will be considered, when all necessary information (i.e., names, addresses, phone numbers, etc.) has been completed, in order presented. No applicant on a waiting list shall be preferred over any prior applicant.  

Application: To be completed by each adult applicant without omissions or falsifications.  

Application Fee: A $50 non-refundable CASH, MONEY ORDER, OR ONLINE PAYMENT processing fee for each adult applicant of the apartment must be paid at the time of applying for the verification of information.

Security Deposit: A security deposit must be paid at the time of applying.  

Credit Check: A complete check of credit history will be made. Applicant must have a satisfactory credit bureau rating.

Income: Monthly rent shall not exceed 33% of gross monthly income. Applicant must demonstrate a stable income (minimum of six (6) months). Allowances from parents, scholarships, study subsidies and/or inconsistent income such as alimony, child support, commissions, or tips are not acceptable.

Residence: Two landlord references are required. Present and previous references must show prompt payment records, sufficient notice given, good housekeeping, quiet enjoyment, all rules and regulations followed, free of unlawful detainer or three-day notice action. (Family and/or friends are not sufficient Landlord references.) IF no landlord history a Co-signer is required. (Co-Signer must be living in the state or a connecting state of which property you are applying for, in order to qualify you must have sufficient income and own a home and/or have 5+ years of good rental history.)

Criminal Background: Management will request a criminal background report on each applicant and reserves the right to deny occupancy of an applicant for any criminal offense.

Unlawful Drug: Applicant must not consume, use, possess, manufacture, sell or distribute marijuana, street drugs or a controlled substance on the premises, including surrounding property.

Age: No minors will be allowed to sign a lease.

Occupancy Standards: 

No more than one (1) person in an efficiency apartment.
No more than two (2) persons in a one-bedroom apartment.
No more than four (4) persons in a two-bedroom apartment.
No more than six (6) persons in a three-bedroom apartment.
Only persons who have been pre-approved by management may reside in property (i.e. no “harboring” of unauthorized persons).

Rental Payment: The monthly discounted rent is due on or before the first of each month. After the close of office hours on the fifth, the non-discounted rent is due and court action will be taken. All returned checks will be assessed a service charge plus applicable non-discounted charges as stated above.

Cars: One (1) vehicle per adult resident. Unauthorized vehicles will be towed at vehicle owner’s expense.

Pets: Applicant agrees to have no animals or pets on the premises for any length of time for any reason without prior approval. *Request forms for reasonable accommodations are available.

Miscellaneous:
*All Sioux Falls Residents are required to carry Renter’s Insurance with $300,000 of personal liability coverage.
*All Florida and Minnesota Residents are required to carry Renter’s Insurance with $100,000 of personal liability coverage.
*Recreational vehicles (boats, campers, trailers, etc.) are not permitted on the premises.
*Lease and House Rules & Regulations must be followed at all times.
*Smoking in the apartment building or strong intrusive odors is a violation of your rental lease and will be fined.(Excluding “The Villa” in Gaylord, MN, “Shadowlawn Estates” in Vadnais Heights, MN, “The Oaks at Naples” and “Shadowlawn Apartments”, in Naples, FL)
*Only artificial Christmas trees are allowed on the premises.
*These properties participate in the Crime Free Multi-Housing Program and cooperate fully with local law enforcement officials in the program.
